Online owner/Tenant Portal

The tenant portal makes it easy for tenants to pay rent online with a credit card or cash card. It also makes it a breeze to work with charitable organizations that help struggling tenants to pay rent

The owner portal is an online account to view statements and bills associated with your property. It provides transparency on all costs and fees reported to you in real time at your convenience.

Regular Inspections

Always be in-the-know with the condition and upkeep of your property. We provide the following inspection services:

  • Regular drive-by of the properties (once a month)
  • Interior inspections as needed per discretion of property manager
  • Annual inspections before lease renewal time

Eviction Process

We guarantee quality tenants, meaning that if there is a tenant evicted in the first 6 months of placing them, then we do not charge a leasing fee to place the next tenant. If the eviction happens within the first 6 to 9 months of placing a tenant then we charge half of our standard leasing fee to place a new tenant.

In the uncommon event of an eviction, we follow this procedure:

  • Late notice goes out immediately when the rent is late
  • At the expiration of the notice we contact you to let you know we have to file an eviction (we don’t waste any time)
  • Once we communicate this with you, we file the eviction and handle everything from there, including preparing for our next tenant placement.

A major benefit of having a property manager is the fact that you have someone in-state to handle evictions.


Typically we only need to contact owners when there is a problem. Your monthly rental deposit is your indication that everything is going well.

If you hear from us, other than to wish you happy holidays, then we’re most likely calling to let you know there is a problem with the property. We make property management as hassle-free as possible so you can enjoy the benefits of owning an investment property without having to think about the day-to-day responsibilities of being a landlord.

The owners portal provides you with any information you’ll need regarding bills and fees associated with your property.

Lease Preparation and Negotiation

We prepare and handle all leases for you. As a good practice, we have our leases regularly reviewed by an attorney

And when it comes to rental rates, rest assured that we get you the highest rates based on the local market. (see Rental Rate Assessment for more info on how we determine rent prices).


Approximately 3 months before the lease expires, we do an interior inspection, we do a market research on the property, and we contact you the property owner with an update and to discuss the possibility of preparing a new lease for the tenant.

Every once in a while if we feel a tenant should not be renewed, then we will discuss that with you and prepare a notice to vacate. This helps us ensure that your property is only rented by the highest quality of tenants that will take care of your property for the long term.
